Level & Detail Surveys

Detail surveys, also known as topographic surveys or contour surveys, show the position and levels of all buildings and features on a site. They are usually required for design purposes by architects or individual property owners to accompany a Development Application (DA) to council. Most councils now require detail surveys to be prepared by registered land surveyors.
Identification Surveys

An identification survey locates the position of any building or structure in relation to the lot boundaries. These are most commonly required by solicitors, vendors or purchasers when buying or selling property. An identification house survey report will also show any easements, covenants or restrictions which are noted on the title.
Final Surveys

A final survey is required at the completion of construction to obtain an Occupation Certificate. It shows the position of the newly constructed building and any other structure on the land in relation to the lot boundaries. A final survey will also show the Finished Floor Level and Finished Ridge Level.
Construction Set Outs

Construction set out surveys involve placing marks for the exact position and height of a new building or extension. Construction surveys require a professional to place survey markers at the start of a project to ensure the building is built exactly to the design and to the correct distance inside property boundaries.
Subdivision Surveys

A survey plan to be lodged and registered with the Land Titles office which legally subdivides a parcel of land. Whether it be a new duplex or a Strata building, we can manage the subdivision process from the application stage through to the lodgement and registration. The process of subdividing land includes the preparation of a draft plan, a statement of environmental effects and registration of the plan at Land Registry Services.
Consolidation & Redefinition Plans

These are deposited plans to be lodged and registered with the Land Titles office which legally define a parcel of land. Once registered they guarantee the boundary dimensions and area of that parcel. Redefinition plans are carried out by registered property surveyor and are often required to be prepared prior to the registration of a Strata Plan.
Boundary Markings

Boundary markings involve placing survey markers on site to define the property boundaries. They can be required for the purpose of erecting new fencing or other structures to be built in close proximity to the boundaries. Boundary surveys are carried out by a registered property surveyor. Works as Executed Surveys

A Works as Executed (WAE) survey involves measuring the dimensions and levels of the as built structures in order for the works to be compared to the approved plans. A WAE survey must be completed by a registered building surveyor and is usually required for stormwater systems, newly poured concrete slabs and driveways.
